THE FROGGY PROPERTY CARE GUIDE
Planning Commercial Pressure Washing for an Occupied Property
Cleaning an occupied property starts with choosing the work areas and keeping people moving through the site. Building washing, breezeway cleaning and concrete work need different methods and access plans.
Set the boundaries before work starts
A useful apartment scope identifies the buildings and elevations, breezeways, garage buildings, clubhouse and amenities. Separate concrete, windows, gutters and dryer vents so everyone can see what is included. Identify specialty stains and existing finish damage separately. A building wash does not automatically include every exterior service.
For a portfolio, list the work at each address. Identical-looking communities can have different access, materials and vent arrangements. Package pricing combines services at a property; portfolio pricing considers multiple properties.
Plan around residents and daily operations
Discuss entrances, parking, pedestrian routes, office hours and work phases with management. Resident notices and any temporary restrictions should be agreed before the crew begins. An umbrella escort is a practical courtesy, not a substitute for keeping people clear of an active work area.
Froggy keeps large orange umbrellas ready to escort residents through breezeway cleaning. Exterior-access dryer vent cleaning usually avoids unit-entry coordination, although some vent configurations require interior access. Those exceptions belong in the plan.
Agree on completion expectations
Before approval, clarify how cleaned areas, inaccessible locations and any additional work will be communicated. If you require a photo report, building checklist or procurement documents, include that requirement in the scope discussion. Do not assume every reporting format is included.
Our existing customer review from Gary Craig describes the La-Z-Boy building in Pooler and completing work without disruption that day. That is a particular customer experience; the access plan still needs to fit your property.
